By confirming a booking, making payment, entering, or staying at Izakithi River Villa, the Villa, all guests acknowledge that they have read, understood, and agreed to these Terms and Conditions.

Management reserves the right to amend these Terms & Conditions at any time without prior notice.

• Reservations are only confirmed once the required deposit or full payment has been received.
• Full payment must be completed before check-in unless otherwise agreed in writing.
• Failure to complete payment within the required timeframe may result in automatic cancellation of the reservation.

• More than 30 days before arrival: full refund minus administrative and banking fees.
• Between 15 and 30 days before arrival: 50% refund.
• Less than 15 days before arrival: non-refundable.
• No-shows, unused nights, or early departures are non-refundable.

Izakithi River Villa shall not be held liable for cancellations, interruptions, losses, or refunds resulting from events beyond reasonable control, including but not limited to severe weather, floods, fires, power outages, wildlife activity, road closures, governmental restrictions, pandemics, labor disruptions, or any unforeseen circumstances. Any refund in such situations remains solely at the discretion of management.

Guests acknowledge that the Villa is situated within a natural environment and that staying on the property involves inherent risks, including but not limited to:

• Wildlife encounters, insects, reptiles, and other animals
• Swimming pools and water features, rivers and dams
• Uneven terrain, outdoor structures, electric fencing
• Weather conditions and remote or bushveld-related hazards

All guests enter and use the property entirely at their own risk.

To the fullest extent permitted under South African law, Izakithi River Villa, its owners, employees, contractors, and representatives shall not be liable for injury, illness, death, accidents, drowning, electric shock, loss or theft of personal belongings, vehicle damage, delays, cancellations, or any direct or indirect damages arising from the use of the property or participation in any activity on or around the premises.

Guests accept full responsibility for their own safety and the safety of all members of their group.

The swimming pool, river, dam, and surrounding water areas are unsupervised facilities. No lifeguard is on duty.

• The swimming pool is not protected by a child safety fence or barrier.
• Water areas may present serious safety risks and surfaces may be slippery.
• Parents, guardians, and accompanying adults are solely responsible for supervising children and non-swimmers at all times.
• No child may access the pool or water areas without direct adult supervision.

Guests use all water-related facilities entirely at their own risk, and the Villa accepts no liability for accidents, injuries, or damages arising from their use.

Guests acknowledge that portions of the property may be protected by electric security and/or wildlife fencing. Electric fences may cause electric shocks or injury if touched, climbed, tampered with, or approached improperly.

• Children must be supervised at all times near fenced areas.
• Guests agree not to interfere with, damage, or attempt to cross any electrical fencing on the property.

Izakithi River Villa accepts no liability for injury, accidents, damages, or losses arising from contact with electrical fencing or failure to follow safety precautions.

The Villa is located within a natural wildlife environment where animals may roam freely. Guests agree to:

• Maintain a safe distance from wildlife.
• Never feed or provoke animals.
• Follow all safety instructions provided by staff.
• Respect the surrounding environment.

The Villa accepts no responsibility for incidents involving wildlife or nature-related hazards.

Guests are expected to behave responsibly and respectfully toward the property, staff, wildlife, and neighboring areas. Management reserves the right to remove any guest without refund for:

• Dangerous or reckless behavior, excessive noise, or illegal activities.
• Property damage or intoxication causing disturbance.
• Conduct affecting the safety or enjoyment of others.

Guests are financially responsible for any damage to the property, broken or missing items, excessive cleaning, negligence, or damage caused by themselves or members of their group. Repair or replacement costs may be charged accordingly.

Guests are solely responsible for safeguarding their valuables and personal belongings. Izakithi River Villa accepts no responsibility for lost, stolen, or damaged items during the stay.

Guests hereby indemnify and hold harmless Izakithi River Villa, its owners, employees, contractors, and representatives against any claims, liabilities, damages, injuries, losses, costs, or expenses arising from their stay at the Villa, use of the facilities, participation in activities, negligence by members of their group, or breach of these Terms & Conditions.

These Terms & Conditions shall be governed and interpreted in accordance with the laws of South Africa. Any dispute arising from the use of the property shall fall under the jurisdiction of the South African courts.
